Brentwood Broker Focuses On Solutions

BRENTWOOD, TN. – With an ever growing number of real estate transactions involving bank owned properties and homes on the verge of foreclosure? buyers, sellers and the Realtors who represent them are jumping through hoops like never before.

The recently extended homebuyer tax credit deadline is evidence of this. In response to concerns that buyers and sellers needed more time to hammer out the details of financing, inspection, appraisal and other property sale requirements – congress voted to add another three months to the original deadline.

“You have to be a specialist at dealing with properties now that more often than not are either owned outright by the bank or the bank is negotiating because the homeowner has fallen behind on the mortgage,” said Susan Diebolt, a Broker with Crye-Leike, REALTORS in Brentwood. “In these distressful times you have to work twice as hard to ensure your clients are being treated fairly.”

Diebolt recently completed coursework in the area of distressed and foreclosed properties offered by the National Association of Realtors. She’s now certified as a Short Sale and Foreclosure Resource Specialist (SFR) to qualify sellers, negotiate with the banks, limits risks and protect buyers.

“I’m able to offer hope to someone facing foreclosure that could benefit from a short sale and avoid a worst-case,” said Diebolt. “I view my experience as making me a better problem solver for my clients. I derive great pleasure from helping people not only realize their dreams but assisting them in a distressful time to make what appears to be a negative transaction a positive experience.”

Diebolt has a motto… to be ?Your Real Estate Solution’ for her clients, she believes her expertise in the area of short sales and foreclosures will go a long way toward ensuring better outcomes and solving problems for everyone’s benefit.
