COOKEVILLE, TN., – The Cookeville/Cumberland region has not been immune to the global economic and real estate market downturn.  With the start of a new year, several indicators point to improving conditions for real estate values and investment opportunities across the region.

One of those ‘positive signs’ is a decision by the state’s largest real estate firm, Crye-Leike, REALTORS, to launch a new Commercial Division based out of Cookeville, Tennessee.

“Crye-Leike Commercial has placed great confidence in the Cookeville-Middle Tennessee market.” said Bill Monday, Managing Broker of Crye-Leike Commercial, Cookeville. “Our company is putting its money where its mouth is based on many positive indicators on the outlook for the region and commercial real estate as a good investment.”

According to Monday, Cookeville is ranked #1 as the strongest Micropolitan area in the state – where economic growth has historically been steady and healthy.  Micropolitan is a term used for a community that is too urban to be called rural and too rural to be called urban.  In essence – Cookeville is the ?mother town’ of the region.

“The Tennessee Valley Authority forecasts that more than 45% of the population of the US will be living in the southeast within the next 20 years and Cookeville is smack in the middle,” said Monday. “TVA anticipates increasing production capacity by 30 percent within the next ten years and the ‘Cookeville Trade Area’ is in the eye of a fruitful storm as I see it.”

Monday points to the arrival of Volkswagen to Chattanooga, Hemlock Semiconductor to Clarksville and Wacker Chemie to the Cleveland area – as more evidence of positive indicators for the region.  He sees Cookeville at an intersection at the center of the state’s recent business development – along the Interstate 40 corridor – with the opportunity to benefit through increased retail and commercial real estate activity.

“There’s already proof of this in the number of annual visitors to the area’s great natural resources, lakes, parks and recreation areas,” said Monday.  “Existing businesses can also attest to this as both the Cookeville restaurants O’Charley’s and Cheddars rank as #1 stores for their respective chains and the city’s Krystals, Lowes, Walgreens and Wal- Mart retail outlets are also top ranked stores in sales.”

The new Crye-Leike Commercial, Cookeville division already includes four licensed Business Brokers offering auction and real estate sales services. The team currently serves the Middle Tennessee counties of:  Bledsoe, Cannon, Clay, Cumberland, DeKalb, Fentress, Jackson, Macon, Morgan, Overton, Pickett, Putnam, Smith, Trousdale, Van Buren, Warren, White and Wilson.
